
\n\nThe outlook is across the lawn over olive trees and rolling
countryside which dips on two sides to admit a harbour view and
frame up Mauao. The seven hectare property slopes gently down the
hill. The olives provide atmosphere, the land an excellent contour
for grazing. As well as the main home, completed earlier this year,
there is a delightful three bedroom cottage. There is also a new
shed and a large hay barn on the property. \n\nLandscaping is a
mixture of natives and exotics, intensely planted around the homes,
more relaxed as it is merges with the land. Tasmanian Blackwood and
NZ natives protect the homes on the south side, a eucalyptus
woodlot to the west. There are 500 kauri trees on the property. The
garden demonstrates the same attention to detail displayed in the
home. The chamomile lawn under the clothesline harks back to the
English tradition where if clothes fell off the line they simply
gathered up the refreshing fragrance. \n\nThe main home presents a
relatively unadorned face to the world. The blonded New Zealand
Redwood weatherboards meet sensible corrugated iron roof. A covered
wide aggregate patio runs along the front of the home with several
doors opening to the northerly view and sunshine.\n\nBut step
inside and find a classically simply designed home perfectly
executed. Expansive spaces are beautifully finished, studs high,
proportions balanced. It feels welcoming and comfortable.
\n\nLiving extends along the front of the home. Double redwood
doors with stained glass really make the entrance.In contrast to
the sleek granite benches and breakfast bar, and the double Italian
gas oven the kitchen has a good old fashioned chip heater with
wetback to the hot water cylinder. Copper chandeliers adorn the
reception rooms. The 18kw capacity lounge fire heats the entire
house. \n \nAll three bedrooms are wonderfully oversized. The aim
was that guests (especially overseas ones recovering from long
flights) could retire to their room, watch TV and relax in privacy.
\n\nBathrooms look and feel luxurious. A big glass shower in the
farm sized laundry lets family come in the back door, deposit
clothes in the washing machine and emerge clean without leaving the
tiled area! \nThe extra wide hall does double duty as an art
gallery and is lit accordingly.\nCeilings are plaster, architraves
molded. All walls and ceilings are painted in Benjamin Moore
EccoTherm paint which works to reduce energy costs. \n \nThis
